Institutional & corporate path

Housing investment for institutions and corporations.

A familiar tax-equity partnership framework supported by project-level diligence, negotiated protections and ongoing reporting. Fund I (Hollywood + Burbank, admission 2027) is the pilot; Fund II (Sky Village, admission 2031) follows.

Built for established tax-equity underwriting

For banks, insurance companies and other institutional investors accustomed to evaluating LIHTC partnerships. This is the type of investment relationship used by tax-equity organizations such as PNC and AIG; named only to illustrate investor categories.

01

Define the mandate

Confirm investment size, geography, tax capacity, approval requirements and funding schedule.

02

Underwrite the asset

Review sponsor experience, project costs, credit delivery, operating assumptions, financing and compliance.

03

Agree the partnership

Negotiate capital installments, allocations, protections, reporting, cash rights and exit economics.

04

Admit and monitor

Complete diligence and documents, fund at agreed milestones and monitor the housing through the hold.

For corporate investors

Some corporations evaluate a negotiated LP investment shaped around their own tax position. The investing entity, its available tax liability and the applicable rules drive the analysis, whatever the company's industry.

01

Map the taxpayer

Identify the investing entity, federal and state liabilities and usable credit and deduction capacity.

02

Model the LP package

Combine capital price, funding timing, tax allocations, operating cash and residual participation in one model.

03

Validate the structure

Confirm admission timing, remaining credits, depreciation, financing consents and investor-specific limits with counsel.

04

Negotiate and fund

Agree terms, complete documents and fund only after required diligence.

A target yield guides negotiation; it does not assure a result. Tax benefits depend on the investor's own position and are confirmed by its advisors.

The institutional package

  • Project pro forma, sources and uses, and capital contribution schedule.
  • Federal and applicable state credit delivery schedules.
  • Tax basis, depreciation, loss allocations and investor tax-use assumptions.
  • Cost certification, placed-in-service and occupancy evidence.
  • Partnership governance, sponsor obligations, credit adjusters and reporting.
  • Operating distributions, refinance/sale rights and exit analysis.

Underwrite the complete return

Credit pricing is one input. The investment is a negotiated LP interest with economic and tax rights.

Institutional allocations and protections follow the final agreement. A back-end percentage or pricing assumption from another investor path is not automatically carried into this package.

Bank-specific community-development objectives and insurer requirements are assessed separately; qualification is not assumed.
